Finance.

Property finance is rarely just about finding a rate. The right route depends on the client, the property, the structure, the timescale, the exit strategy and how the case is presented to lenders.

Finanze Property helps clients structure property finance requirements clearly, prepare the right information and approach suitable lenders with confidence.

Property finance clients and transactions

What we arrange

Property finance for different assets, timelines and objectives.

Bridging Finance

When timing matters, we help position short-term funding requirements clearly, from auction purchases and chain breaks to refinance and capital raising.

Refurbishment Finance

We help structure refurbishment funding around scope of works, valuation, drawdown needs, exit route and lender appetite.

Development Finance

We support development funding conversations by shaping the project narrative, costs, programme, security and planned exit.

Buy-to-Let Mortgages

We support landlords and investors with buy-to-let mortgage requirements, including limited company, portfolio, HMO and MUFB scenarios.

Semi-Commercial Mortgages

For mixed-use property where residential and commercial elements both matter, we help frame the asset, income, tenant profile and lender fit clearly.

Commercial Mortgages

We help business owners and investors approach suitable lenders for commercial property, trading premises and investment-led finance requirements.

Specialist structuring

Custom products pioneered by us.

Title Split Finance

Structured funding for clients looking to unlock value by splitting titles, separating units or creating a clearer route to sale or refinance.

Lease Extension Finance

Support for lease extension cases where value, premium, timing and refinance route need to be considered together from the outset.

BMV Finance

For below-market-value opportunities where speed, evidence, valuation rationale and lender presentation are critical to the case.

Commercial Investment Bridging

Short-term funding for commercial investment property where acquisition, refinance, tenant profile and exit need to be positioned clearly.

Structured thinking

A stronger property finance case starts before it reaches a lender.

The way a case is structured and presented can materially affect the lender conversation. We help clients identify the right route, understand what lenders are likely to focus on and prepare the information needed to move forward with clarity.

Whether the requirement is time-sensitive, complex, investment-led or development-focused, our role is to help make the case easier to understand, assess and progress.

Asset
Property type, condition, value and use.
Purpose
Purchase, refinance, works or capital raise.
Exit
Sale, refinance, term debt or retained asset.
Evidence
Information that supports lender assessment.

How we work

From first conversation to lender approach.

01

Understand

We clarify the property, borrower, objective, timescale and constraints.

02

Structure

We assess which finance route and lender profile may fit the requirement.

03

Prepare

We help organise the information needed to present the case clearly.

04

Introduce

We support the lender conversation and help keep the next steps clear.

What helps

The right information makes the market conversation stronger.

A clear brief helps lenders understand the transaction, the client and the route to repayment. It also helps identify potential issues earlier, before momentum is lost.

Not every case needs every document at the outset, but the right information gives the lender conversation a stronger starting point.
